Condo Living - New Construction vs. Existing

Buyers looking to buy in today's condo market here in downtown Philadelphia, face a wide variety of purchasing options.

Both new and existing construction have their pluses and minuses, their up sides and down sides. Be it a wider variety of (existing) funky space, or the appeal of a condominium that is new in and out, buyer's today may go in either direction!

As far as new construction is concerned, the advantage many buyers hope for is a sense of complete newness. No one has occupied the unit prior to their purchase, and that can be appealing. Up to date mechanicals, the latest in appliances, flooring, bath fixtures, wiring, computer linking, etc. are all reasons a buyer may want new construction. Also the fact that (in most cases) a ten year tax abatement might apply is certainly appealing. If a buyer purchases a unit early enough in the construction, they may have options as far as cosmetic finishes are concerned, which can really make a unit purchase desirable. Also, going into a building very early on in the development stage gives a potential buyer the option of choosing which unit in the building appeals to their liking.

The potential downside to buying new construction, especially in the very early stages, is that you really do NOT know what the finishes and quality are really going to be. So buyers who buy very early can be in for a bit of a let down when they see a lack of quality areas such as exterior fit and finish, common area quality in hallways, elevators, lighting, carpeting, etc. There are a fair number of unforeseen variables that a buyer may not know buying new construction, especially in the early phases of selling new projects.

Existing construction has it's up sides as well. Generally speaking, with a wide variety of existing units on the market at any given time, the selection may be a bit wider for a potential buyer. Selection as far as the physical characteristics of buildings. A variety of layouts, window sizes, room configurations, etc. Older existing construction includes a lot of space where an individual may have designed the space you are looking at, and therefore, can more easily by "One of a Kind" than say new construction. And you certainly see what you are getting as far as finishes, quality, maintenance, and condo fees are concerned. And with the ability to have the condo inspected, you get a fair sense of the condition of the property. Not always the case in new construction.

The potential downside to any existing inventory, especially here in the Philadelphia condo market, is that there are very little if any options for a new buyer to select. "It is what it is" and generally, a seller is not going to change appliances, wall color, granite counter top color, etc for a buyer. Additionally, there may not be a tax abatement for the property. And the fact that many existing units coming on the market need some kind of work, either cosmetically, or mechanically, can be less inviting than that of brand new construction condominiums. Lastly, and a very critical element to existing condos is the fact that they may often times lack the emotional element that really can sell a condominium. You know, like a "New car smell" that is appealing. The fact that the existing units are not as clean, fresh, or crisp as a new unit also can be a draw back for many buyers.

So, new construction, or existing inventory- both exist in the Center City condominium market. Both have up and down sides. And many times, the decision to buy new or existing is already made up in a buyers mind, prior to them even seeing any inventory. Center City Philadelphia, like many major urban areas, offer a condo buyer many options. We suggest buyers come into the condo buying process with an open mind, and a little time to shop around, to insure that their condo purchase suits their needs best!

A Brief Guide On Personal Putting Green Construction

This article will provide a general guide on how to and what is required in the construction of your own putting green. It is split into sections, each sections representing one stage of the design and construction of the green.

Design the shape and layout

The first step to take when building your own putting green, is to design it. This will involve deciding on the overall size of the green, its shape, and where you wish to place the holes.

Locate the perfect ground

With our design in hand, we now need to locate an area of ground that will be suitable for our putting green. It needs to be a flat area of ground, or an area of ground that could be made flat with little effort.

Prepare the ground

Next, we need to clear the ground of any obstruction, thus leaving the grass and underlying turf to deal with in a later stage.

Sketch out the putting green's shape

We now need to use a means to mark out the shape of the putting green. This is done by using a paint spray can on the grass, or some other marking medium that gives the desired clear result.

Top soil and grass removal

The grass and top soil that currently lies within the putting green area will need to be removed. To do this you will need to cut 4 inches deep and remove that grass and soil.

Drainage system installation

With the unwanted top layer removed we now need to implement some sort of drainage system. Obviously, this being a small sized putting green for personal use in your own home, it will not be necessary to install the type of drainage system that exists on golf courses. For the home putting green, all that is needed, is a layer of gravel that has been crushed until it is smooth. With the crashed gravel in place we now need to apply a layer of stone dust and limestone. Note that if your chosen area is below sea level than you will need a proper and very expensive drainage system as the this simple system will not suffice.

Besides ensuring a decent level of drainage, this combination of materials and the compacting of the materials, will also create a nice and firm and robust surface that will be able to handle the many footfalls that it will have to endure during its lifetime.

The putting green's holes

The putting green uses cups for the holes, and we now need to dig out the holes based on their position in the original design. Once the holes have been dug we need to secure the cups, and this is done by using concrete. The concrete will secure the cups in place.

The final stage - laying the green

Now we are ready for the last stage, the laying of the green itself. Once the green has been laid out, it needs to be secured. This securing is done by the use of sod staples. Note that you do not need to use real turf, especially for a home putting green, as synthetic ones have proven to be very popular and lend to a lot less maintenance. If you wish to take the easy maintenance route than just search out your nearest synthetic grass dealer.

So, there we have it. The many stages of putting green construction in brief, from the initial design and choosing the ground, to ground preparation, and laying the green itself. A more detailed article for each of the above stages or combination of if there is insufficient material for just one of the stages, will be posted in due time.

Construction of my Outdoor Fireplace

Constructed in July-August, 2008, it includes about 175 cinder blocks, 50 solid blocks, a few hundred 80 year old bricks (which came from my house foundation when it was rebuilt a few months prior) for the stack, Sandstone for the flat surface/shelf areas, river rock for the front vertical faces, black marble for the fireplace floor, and approx. 650 patio bricks with 8 bags of sand. The Patio edge is roughly 13 1/2 feet long each side which calculates to about 185 sq ft.. EDIT (May 2009): Just had to rebuild the underside of the fire box. The black marble floor that was exposed and had no support underneath, became brittle, cracked, and broke away over the last 9 months and had to be rebuilt with a solid block base under the new fire box floor. Not too difficult to fix, but was still an unexpected expense.
