How Me The Money - How To Bid A Construction Cleaning Project
THE BASICS OF BIDDING (Part 1)
The bidding process is not a fine-tuned science. There are many variables in construction cleaning but the good thing is there are also several ways to figure the numbers.
So, for the basics of pricing, here's the three ways to calculate a bid. The first way is PER PIECE.
We often figure bids based on a per item basis. For example, we have bid apartments at $100 per unit and figured the numbers for a hotel based on rooms.
This method is best when the size of the units (or rooms) are similar. If you're cleaning apartments, the procedure will be the same in each unit, so you can figure your expenses at a per unit cost.
Likewise, if you're doing spec homes (cookie-cutter homes) that have three basic layouts, you can average them together and then give the builder a single price per home.
For example, we can break down the manhours in an apartment and specify how long -- at the most -- it should take someone to clean.
(This is the worst case scenario. We always try to beat these numbers.) We will allow 1 hour to clean a tub, 1 hour to do the windows, 1 hour for the open areas (floors, doors and base), 30 minutes in the rest of the bathroom, and 45 minutes in the kitchen. Worst case, that unit should take 4.25 hours.
Now, when we are paying out $12 an hour, that figures out to $51 per unit. Add $2 for supplies per unit and another $5 for overhead expenses. So our total cost per unit comes out to be $58.
Several years ago we bid a 132 unit complex at $112 per unit. At the numbers I gave you, that's $54 per unit profit. Multiply that by 132 for the grand total PROFIT -- $14,784.
Now, that project spread out over several months, but we also ran other jobs during that time. I love the variety construction cleaning offers! This gave us a nice cash flow with chunks of money to put in the bank. Ka-ching!
Of course, any part of the work you do yourself is money in your own pocket. On a job (if we are supervising ONLY), we like to keep our labor and other expenses down below 50% of the contract price even with bonuses or other incentives. If you can keep it below that, fantastic! More power to you!
We are currently working on a project that they budgeted almost $200 per unit. That per unit price does include the clubhouse square footage and the common areas (hallways, laundry rooms, etc.)
but we're getting 15 cents a square foot. We do have three story glass to deal with, but the windows fold in for easy access in all the units.
The clubhouse has windows that are only accessible by ladder or by using a window extension pole, but we are subcontracting those out to our window washer because I'm not willing to do that
anymore. But you get to choose what you want to do and what you want to pay out on.
So, for this particular type of project we prefer to bid per unit (especially apartments and hotels) since it simply involves doing a multiplied number of similar units.
Now "per unit pricing" is only the first way you can bid a job. In my next article I am going to explain the second method of pricing for a construction cleaning project. Until then, best of business to you!

Components of Construction Project Management Software
Most of the time project management is the concept that is majorly used to efficiently use and manage the resources the way they are supposed to be handled. Projects are generally the starting point of a future product or service which builds up with time as the project projections and outcomes comes out positive as expected. Using the software structure you can have appointments sent and received with proper communication channel like email which also helps in resource management as well. This software can also be installed on multiple employees' computer where they can be given a task over the network fully controlled by the software itself. Another good component is the time and billing report which is used in paying the employees on hourly/weekly bases for the work they have done.
Next important component of the construction project management software is the layout designer which can be used in designing the floor plane with all the relevant information including the carpet takeoff measurement. With editing features, you can rework the floor plan and add new measurements which would automatically be adjusted within the final layout. With some software's you even have the information using which it can show both the carpet takeoff and material takeoff related to the data input.
You now understand your construction requirements and would like to have construction project management software which has all of it. With that being said, you are now ready to further search online to find out the relevant software that would best fit at a competitive price. Read the description and other relevant documents careful to fully agree on the fact that this software is good for your business.

Basic Steps To A Retaining Wall Installation
The first step is to determine the size or area of the retaining wall by linear foot. This will figure into the estimate of materials needed later. Mark off the area with a string line and allow for extra room on the sides of the retaining wall blocks for a good gravel base.
Estimate the materials needed, chose desired retaining wall blocks, the size you choose will determine the amount needed, for example: if 12 inch blocks are used the number times the linear foot needed is obvious. If 8 or 16 inch blocks are used, convert total linear distance needed to inches and divide by 8 for an eight inch block. Estimate base material -gravel(3/4 " quarry process) for under retaining wall, use 4-6 inch gravel base, more if retaining wall is higher in size.
Preparing for a good retaining wall base is important and will be the most time consuming process. Excavate by shovel or loader if available, use local digging laws to make sure to avoid any buried cable. If possible use a landscape fabric under gravel for better support and protect base from soil. Some areas may require a deeper base (6 or more inches) due to poor soil or recent disturbed soil from new house construction. Next - get the gravel base in by wheelbarrow, shovel, loader, and rake it out to approximate level.
Grade the retaining wall base with a rake and 2X4 to get an even base where the wall will be placed. The string line should be in place with a proper level set and the direction of the wall. So when the base is ready and compacted to the correct string level, all you need to do is line the rear flat side of the retaining wall blocks with the string and keep on placing blocks. When installing string line, keep in mind that the first coarse of blocks should be 3/4 buried for good support of the entire wall.
Use a plate compactor or like compaction device to get a good solid base for the wall. If the gravel is too dry, wet it down some with a garden hose to make it pack better. Grade additional times after each compaction until complete.
Lay the retaining wall blocks along the string line until the first layer is complete, remember to have this first coarse secured well, some bury the first layer almost completely or 3/4 buried so the base is strong. When layer 1 is done, the next coarse is easier, up to the height you want to make it. Use a landscape block adhesive between each coarse for extra strength.
Some retaining wall blocks may need to be cut to finish or match nicely to a foundation or other structure. Use a diamond blade chop saw to get a nice cut. measure block in place and cut on your marked line. Retaining wall caps are a good option to use, they add a better appearance and will not allow weeds to grow between the joints on top of a wall. (depends on type of block used) secure with a landscape block adhesive for added strength.
Finish the retaining wall by adding or back fill any more base material or black dirt in front or behind the wall, seed grass if needed. If retaining wall is located in an area that water drainage is a concern, use a drain tile pipe along the back base of the wall and use rock or water friendly material for drainage purposes. Use this on the back of the retaining wall before black dirt or other soil is added.
Tip: Use Landscape Block Adhesive between each coarse of blocks, run a bead of caulk across the blocks, this will make the wall stronger and moisture will not leak through the blocks, they will be sealed.
